and Mortgage companies say NO...we can say YES!"
From the E desk Safdar Russel Qamar Allow me to cut to the chase. I represent a network of private real estate investors. When we or someone in our network invests in a home, we usually prefer to re-sell the home with some form of owner financing specifically to folks that want to own a home but for whatever reason just cannot do that today. We usually do this on a "Rent to Own" basis or some other form of owner financing for 1-2 years depending on the amount of money you have to put down on the home and your personal situation You then have the exclusive right to purchase the home from us at any point during the term of the agreement for the purchase price we both agree upon upfront. You have something called "option consideration" which is your financial commitment to your new home. The amount down requested down depends on the home. In no case is it less than $3,000 and it can go as high as 25K down but usually averages between $5,000 and $10,000 Option consideration does not include the first months payment 100% of your "option consideration" gets credited off of the purchase price and in some cases can count towards your down payment when you take out a 30 year mortgage. Option consideration is also Non-Refundable.. should you choose not to exercise your option to purchase. The reason? We are taking the home off of the market AND agreeing to (locking in) your purchase price at the time of the agreement.. that is why it is called "option consideration" Credit is not an issue with us because we understand that if your credit was perfect you would not be looking at this option! By the way, these are usually nice homes in nice neighborhoods/ Just because someone cannot get a mortgage today does not mean that they are a bad person. So usually they are stuck in a "Catch 22" situation. They want to own a home today but simply cannot and they do not want to throw away thousands of dollars on rent payments anymore! The next step in the process is.. It is necessary for you to become a "Registered Buyer" on our list. It does not cost you a dime. It is free. You need to completely fill out the profile form on this website. We are also going to want you to have a brief telephone conversation with our mortgage broker. They’ll pull your credit report and again we are not going to base our decision on your credit but we do need to know exactly how long you are going to need before you can get a bank loan or mortgage. This is important for us to know when we structure your deal and this may also surprise you to know that there are some that can qualify for a mortgage today but simply did not know it. It is our goal to help you eventually qualify for a mortgage and refinance the house and pay us off in full. Remember, you do NOT have to
qualify for a mortgage
now. Once your a "Registered Buyer" on our list it's time to start looking at homes. We will contact you by phone or email when we have a home on our list that matches up to your criteria. You will either be called or emailed the address of the home and the details so that you can drive by the home and see the outside. These homes do not stay in our database very long so we strongly recommend going by and looking at the outside of the home the same day. If you like what you see on the outside, we then can
arrange for an inside viewing.
Here is how you can also help us and help yourself as well. You know where you want to live and the type of home you want to live in. Once you are a "Registered Buyer" with us, you can check out every home that is "For Rent or For Sale" in the area that you want to live in. If the home makes sense to us to invest in, we will contact the seller and see if we can structure our purchase that makes the most sense for everyone involved...the seller, for us the investor/buyers and for you the tenant buyer. There are no promises or guarantee's that can be made but this is what our Network of Investors love to do.. invest in single family homes The next step is to become a "Registered Buyer" with us and again there is no cost to do so. Because of the volume of people wanting to become "Registered Buyers" our primary form of communication will be via email. We are active real estate investors and really do not have the time to sit and explain every facet of this program to you. However, once you are a "Registered Buyer you will definitely be hearing from one of our investors via phone especially when we have a home that you have interest in.
